of Travis County eviction filings end in a judgment for the landlord — is your unit turnover-ready? IREP handles the cleanout, the sort, the removal, and (if needed) the lock change, all in one call.

WHY THIS MATTERS RIGHT NOW

Austin's Eviction Landscape Just Changed

Texas Senate Bill 38 (effective January 1, 2026) compressed eviction timelines statewide, while the City of Austin cut its rental assistance budget from $4M to $3M and closed the "I Belong in Austin" portal indefinitely. Faster filings, less bridge funding for tenants — more units turning over, faster than ever.

HOW IT WORKS

What IREP Actually Does On Writ Day

No guesswork, no second trip surprises. Here's the exact sequence our crews run on every writ of possession job across Central Texas.

01

We Show Up On Time

Coordinated directly with your schedule and the constable's timeframe. Need new locks on-site? We handle that too, so the constable doesn't have to wait on a separate locksmith, and there's a drill, so no door gets busted down.

02

Remove & Sort

Every job gets sorted with our 4-bag system — trash, recycle, donate, hazmat — for 65-87%+ landfill diversion, right there on execution day.

03

Return the Next Day

Once the tenant's 24-hour retrieval window closes, we come back and haul off everything that's left — quoted as part of your estimate.

04

Photo-Document It

Before-and-after photos delivered for your records — ready for legal documentation or your property file.

HOW WRIT PRICING WORKS

Straightforward, Two-Part Pricing

Writ of possession jobs are priced differently than a standard trash out, because the work itself happens in two stages. Here's exactly how it breaks down.

Labor (Execution Day)

$199/hour, 2-person crew
  • Covers the crew's time removing and sorting items during writ execution, under constable supervision.
  • Labor time depends on how the property is left — bagged and staged items move fastest.
  • Lock changes can be added on-site during this same visit at a seperate cost.

Haul-Off (Next-Day Return)

10% off haul-off when approved same day
  • The haul-off — removing everything remaining after the 24-hour retrieval window — is typically the largest part of the total cost.
  • Approve the next-day haul-off, and get a 10% discount.
  • We provide a formal estimate for this stage before you commit.
Worth knowing: final pricing can shift based on what happens to the pile between visits. If the tenant, family, or scavengers remove items overnight, volume — and cost — goes down. If items get unbagged or scattered across the yard, sorting takes longer and labor time goes up. We always quote based on what's actually there.

COMMON QUESTIONS

Writ of Possession, Answered

Two parts: labor on execution day is $199/hour for a 2-person crew, and the haul-off (removing everything after the tenant's 24-hour retrieval window) is typically the larger part of the total — approve it same-day and get 10% off. Final cost depends on volume and condition at pickup.

An eviction notice (notice to vacate) is a written communication requiring the tenant to leave within a set timeframe, typically three days in Texas. A writ of possession is the court order issued after the landlord wins the case and the appeal period expires, authorizing law enforcement to physically remove the tenant and belongings.

Yes. Lock changes are available as an add-on during execution day. Many constables require new locks installed before they'll leave the property, so one crew handling both the cleanout and the lock change means no separate locksmith call.

Yes. We remove and sort items during execution day under constable supervision, then return exactly 24 hours later — once the tenant's retrieval window closes — to clear anything remaining, with pricing confirmed based on what's actually left.

Yes — in addition to Travis County, we regularly handle writ and eviction cleanouts in Round Rock, Cedar Park, Pflugerville, Kyle, Buda, and San Marcos.
